What do we do about affordability. First time and investors are gone so does not leave alot of buyers left. We need sub 4% rates to get an active market. That's my prediction

Interest rates in the 4% range may be a year or so away, though. The market has picked up in January as fixed long-term rates have fallen to low 5%. There's a built-up demand, and we're seeing it now with multiple offers on properties. Along with affordability, there is an inventory issue.

Happy Thanksgiving Canada from the US. Sold our house in January and bought a new house in May. It's 16 miles from our previous home and the market was so crazy and new construction was wanting 8-12% upfront...we couldn't do that. As a military vet, I didn't have to have a down payment. We lucked up and found a newly finished home and they just asked for 1.5% upfront. So we did that. We love the house and the house is on a lake...after living in the location, we don't like it and want to move back closer. So, my question is; What's your opinion of buyers selling in another six months if you just bought within the last yr? Can you do a video about that? As, we didn't fit into any of your forementioned categories.

Not every tradesperson or company has a 6-10 month backlog. And, there are lots of tradespeople and true professionals who are negotiating to secure business even in this high-demand reno market.

Realtor and real state agents are the greedy community of Toronto. They will rip off the buyer and just push the price of housing. Hard to believe these agents. It sounds like a web of lies dealing with realtor and agents.
Sorry your experience has been only greedy realtors and not honest ones. There are a lot of realtors in the GTA and if your experiencing only webs of lies or such dissatisfaction then you’re definitely not connected with a good one. Keep searching and when you find an honest and super hardworking- you will immediately know the difference between good and bad. Like everything and every industry there are good and bad and then there are REALLY good and REALLY bad. I go to be knowing which one I am and sleep well because of it :)
